Two of these are the market's rather than ours, and they are shown deliberately. An hourly rate is particularly awkward on old pipework, because nobody can tell you in advance how long a hundred-year-old line will take to deal with. Pricing the job rather than the hour matters more on old pipework than anywhere, because it is the difference between us carrying the uncertainty and you carrying it. Plumbing in Five Dock
Five Dock is unusual in how fast it happened. The land was granted as farmland in 1794 and the subdivision was first offered in 1841, but almost nothing was built for more than fifty years after that. Then a housing boom in the 1920s took it from rural to built out, and by the end of that decade the suburb had largely lost the rural character it had held since European settlement. From the Five Dock River flats to the ridgelines of Cabarita and Concord, a licensed local plumber is only minutes away, same-day and 24/7 for genuine emergencies.

My hot water system failed and it isn't that old. Why?
Sydney's water is soft, so scale is rarely what ends a unit here. It is normally a sacrificial anode that has been used up or a failed element, and on a system that is not old both are parts rather than a reason to replace the tank.
Three houses in my street have had the same problem. Is that a coincidence?
Almost certainly not, and this is the one suburb where we can say that with some confidence. Five Dock went from rural to built out inside the 1920s, so street after street went up within a few years of each other, using the same materials and the same standards and frequently the same speculative builders. That means the original pipework is not a random collection of ages, it is a cohort, and cohorts reach the end of their life together. In a mixed-age street your neighbour's failure tells you nothing. Here it tells you a great deal, because your house and theirs are effectively the same age.
Do you work on heritage and conservation-area homes?
The housing that matters here is the 1920s California bungalow, which was popular in Sydney from that decade until the Second World War. Practically that means original rough-ins that fit nothing modern, wet areas concentrated at the back of the house rather than spread through it, and drainage that is now approaching a hundred years old.
Should I replace pipework before it fails?
Only where the evidence says it is close, and we want to be careful here because this is exactly the argument a dishonest trade would abuse. We will never suggest replacing sound pipework. What is different about this suburb is that failure is more predictable than usual, so when a camera shows a line genuinely near the end there is a real argument for doing it on a chosen Saturday rather than at two in the morning on a long weekend. That is a conversation about timing an inevitable job, not about manufacturing one.
