Hot Water

Gas, electric, heat pump and solar, repaired or replaced same day where we can. Sydney water is soft, so what ends a unit here is the anode or the element rather than scale.

What a plumber costs in Five Dock

Very few plumbers will commit a figure to a web page. Here are the 2026 Sydney starting numbers, so that whatever you get quoted has something to sit beside. That is the overview: getting a van to your door, and what the trade charges hourly. Figures for particular jobs are on each of the service pages.

01

Getting someone out: $0–$180

Zero, if the job came through this site. Reach us some other way and expect the usual Sydney attendance charge, up near the top of that band.

02

The hourly rate you will be quoted elsewhere: $100–$150

The daytime going rate across the city, and the hidden basis of most quotes. Our pricing does not work like this, for the reason spelt out under these cards.

03

After hours, weekends and holidays: $180–$250

The loading the trade adds after dark, at weekends and on holidays. We add none. What was agreed before the van left is what gets invoiced.

04

A typical emergency repair: $250–$700

Making a burst safe, clearing a line, isolating gas. One figure, known before the work rather than added up afterwards.

05

Your fixed price: agreed first

Written and agreed before anything starts. If what we uncover changes the job, you approve the new number before we carry on.

Two of these are the market's rather than ours, and they are shown deliberately. An hourly rate is particularly awkward on old pipework, because nobody can tell you in advance how long a hundred-year-old line will take to deal with. Pricing the job rather than the hour matters more on old pipework than anywhere, because it is the difference between us carrying the uncertainty and you carrying it. Where you already know what you need, the real figures live on the blocked drains, pipe relining, burst pipes and leaks, hot water and gas fitting pages.

The difference between a plumber and a licensed plumber.

Anyone can call themselves a plumber. A licensed one carries a NSW licence number, real insurance, and the legal accountability that comes with both, so when a gas job is certified or a repair signed off, it actually means something.

NSW licensed, fully insured, and in these bungalows most days of the week. Everything is carried out to the Australian Standards and warranted for its lifetime, on paper.

Local area guide

Plumbing in Five Dock

Five Dock is unusual in how fast it happened. The land was granted as farmland in 1794 and the subdivision was first offered in 1841, but almost nothing was built for more than fifty years after that. Then a housing boom in the 1920s took it from rural to built out, and by the end of that decade the suburb had largely lost the rural character it had held since European settlement. From the Five Dock River flats to the ridgelines of Cabarita and Concord, a licensed local plumber is only minutes away, same-day and 24/7 for genuine emergencies.

Common plumbing problems we see in Five Dock

  • A whole suburb the same age. Five Dock went from rural to built out inside the 1920s, so street after street of original pipework went in within a few years of each other, to the same standards.
  • Hot water systems giving out. Our water is soft, so tanks here die of a used-up anode or a burnt element rather than furring up. Gas, electric, heat pump and solar all repaired and replaced, often the same day.
  • Ageing galvanised & earthenware pipe. Older homes in Russell Lea, Drummoyne and Chiswick still run on steel and clay pipe that rusts, roots and splits over time.
  • Gas fitting & compliance. Cooktops, heaters and lines certified where they stand. Nothing leaves without the Certificate of Compliance the law requires, and we do not charge for issuing it.
  • Your neighbour's failure is a forecast. In a mixed-age street the house next door tells you nothing. Here it tells you a great deal, because both were built the same year out of the same stock by the same builders.
  • Wet areas all at the back. The California bungalow put the bathroom and laundry together at the rear, often in a lean-to enclosed later, so the drainage is concentrated in one corner rather than spread out.

Frequently Asked Questions

If you're tied up right now, leave your details and we'll call you straight back as soon as possible.

Still have a question? Licensed plumber van servicing Five Dock
How much does a plumber charge per hour in Five Dock?

Sydney sits at $100 to $150 an hour. On century-old pipework that model puts the risk of the unknown entirely on you, because nobody can say in advance what a line that age will involve. We price the whole job, so that risk sits with us instead.

How fast can you get to me in Five Dock?

On a genuine emergency we aim to reach you inside the hour across Five Dock and the surrounding peninsula, at any hour and on any day of the year.

Do you charge a call-out fee?

Any attendance or after-hours charge is named on the phone before we set off and written on the quote. Nothing turns up later. Booked through this site, attendance is free.

How do I know you're a licensed plumber?

NSW Licence 368473C, and Fair Trading will confirm it in about a minute. Unlicensed plumbing is illegal in this state and voids your home insurance, so it is a fair thing to ask of any trade. Ours is printed on every quote we send.

My hot water system failed and it isn't that old. Why?

Sydney's water is soft, so scale is rarely what ends a unit here. It is normally a sacrificial anode that has been used up or a failed element, and on a system that is not old both are parts rather than a reason to replace the tank.

Three houses in my street have had the same problem. Is that a coincidence?

Almost certainly not, and this is the one suburb where we can say that with some confidence. Five Dock went from rural to built out inside the 1920s, so street after street went up within a few years of each other, using the same materials and the same standards and frequently the same speculative builders. That means the original pipework is not a random collection of ages, it is a cohort, and cohorts reach the end of their life together. In a mixed-age street your neighbour's failure tells you nothing. Here it tells you a great deal, because your house and theirs are effectively the same age.

Do you work on heritage and conservation-area homes?

The housing that matters here is the 1920s California bungalow, which was popular in Sydney from that decade until the Second World War. Practically that means original rough-ins that fit nothing modern, wet areas concentrated at the back of the house rather than spread through it, and drainage that is now approaching a hundred years old.

Should I replace pipework before it fails?

Only where the evidence says it is close, and we want to be careful here because this is exactly the argument a dishonest trade would abuse. We will never suggest replacing sound pipework. What is different about this suburb is that failure is more predictable than usual, so when a camera shows a line genuinely near the end there is a real argument for doing it on a chosen Saturday rather than at two in the morning on a long weekend. That is a conversation about timing an inevitable job, not about manufacturing one.

What areas around Five Dock do you cover?

The whole Five Dock LGA and every suburb around it: Drummoyne, Russell Lea, Rodd Point, Wareemba, Chiswick, Canada Bay, Cabarita, Five Dock and more.

Hot water systems we service and replace

These are the brands we most often pull apart and put back together. Whatever the badge, you get told two things before any replacement is discussed: how old the unit is, and exactly which component has gone. Repairing and replacing hot water systems is most of what we do here, and we are straight about what each job costs and the age at which a unit stops being worth fixing.

We service and replace these systems as an independent licensed plumber. We are not an agent for, or endorsed by, any of these manufacturers.
